Since 2012, Peartree Homes, a custom home builder in Charleston, South Carolina, has been building a reputation in the Lowcountry based on quality workmanship and outstanding customer service.

As a licensed commercial marine contractor and SC residential builder, Peartree Homes can tackle all of your residential construction needs and as a perk for our coastal clients we can handle your seawall and riprap revetment needs as well!

Our team specializes in their fields. With a collective 30+ years of experience we can offer sound advice in planning as well as offer efficient problem solving on site. Our Process

Thank you for your interest in working with us!  Our process is proven to get your project off the ground as quickly as possible while meeting all your needs and expectations.

We’ll be here every step of the way from, beginning to completion, to make sure you have a full understanding of what’s happening and keep you in the loop. The following are our two proven processes for completing your project at a price you can afford.

Initial Consultation

The first step in our process is to have a phone call with you. Let’s take this opportunity to get to know each other, discuss your project, and determine if we’re the right fit for each other. The next step will be an in-office consultation where we will dive deeper. We will find out your “must haves”, budget, timeline, goals and get an idea of your overall vision for your project.

 Concept Design

During this phase, we create an architecturally designed floor plan, 3D interior renders, exterior elevations, and a ballpark cost estimate.

 

This cost estimate will generate an approximate price range of how much your project is likely to cost.

Schematic Design (SD) Pricing

We use your architect’s (SD) plan to generate a ballpark price range for your project.

Preliminary Planning

This includes in-depth technical problem-solving and review of building strategy.

After we determine your selections, structural, mechanical, electrical and plumbing engineering, we provide a material take off service, so we will know the precise type and amount of materials needed for your project.

 

Feasibility planning  and a construction schedule will be completed, so we can hit the ground running!

Design Development

We work with your architect to develop details and finishes for your project, while keeping track of the budget.

In-depth technical problem-solving and a review of your building strategy will take place. We will determine your selections, and then perform structural, mechanical, electrical, and plumbing engineering. We provide a material takeoff service, so we know exactly what materials you need for your project.

 

Finally, we will complete feasibility planning and a construction schedule so that we can get started right away!

Work Begins

Once you’ve decided to move forward with us and sign the contract, we want to make sure you’re in the loop every step of the way.

 

We’ll provide you with a projected schedule and contact information so you can reach out anytime with questions or concerns.

We will also provide daily and weekly updates as well as onsite meetings before major phase events. Have a request or change on selections? Let us know and we’ll give you a price quote for approval before moving forward. 

Our online client portal is easy, efficient, and a better way of keeping everyone in the loop. At any point during the project, you will be able to access our schedule that is updated regularly, photos of the work, daily logs, invoices, change orders, and even the weather on site.

The Finishing
Touches

As we get close to finishing up the project, we’ll meet with you once more to address any questions or concerns you may have. At this time we’ll discuss our warranty process in the case that any issues arise after we leave as well as going over maintenance and care for your new home.

You will work directly with David, owner of Peartree Homes,  and approved interior designer during each design and planning phase. We personalize many aspects to fit your needs.

We Have Cost Plus & Fixed Price Contracts

Our model is cost plus, but those that are building custom homes through financial institution funding, we provide fixed price. For cost plus, you are only charged for work that is done. The established professional relationships we have with our vendors and specialty trades, ensures you will receive the best value from our products and services.
